Charlotte Vermont is situated in the Champlain Valley overlooking the great Lake Champlain in Chittenden County. Located halfway between Burlington and Middlebury, Charlotte is a hilly, fertile area flourished with a large network of farms and forests. Its 3,500 residents support a number of agricultural industries including dairy farming, bee keeping and wine making. Charlotte is the southern most town in Chittenden County, and has the most expensive, and beautiful, real estate in the county.
Charlotte is made up of the two little villages East Charlotte and West Charlotte. The quiet countryside offers beautiful landscapes, huge rolling farm properties and hiking trails through the Charlotte Park and Wildlife Refuge and in the very popular Mt. Philo State Park. Charlotte includes corner stores, a library, a senior center and private homes and residences with wonderful views of lake Champlain and the Adirondack. Estate homes west of the village center boast beautiful, secluded lakefront properties with unobstructed access to Lake Champlain.
Charlotte is an active community that supports various sports and outdoor activities. The Town of Charlotte offers a public beach, two playgrounds, tennis courts, a baseball field complex, horseshoe pits, an ice rink and acres of hiking trails. In the summer, school age children join Charlotte Little League, attend a summer camp or compete in the annual Hoops Fest. Charlotte youth summer camps and sports leagues are directed by veteran coaches, supplemented by staff made up of experienced high school athletes, and are designed to teach and develop the fundamentals of the sport. The Charlotte middle school also hosts a semi-official indoor soccer pick-up games in the winter for adults and teenagers.
Every year, hundreds of visitors travel to Charlotte to stay at Vermont’s oldest state park, a 168-acre area located atop Mt. Philo, overlooking the Lake Champlain Valley and the Adirondack Mountains. Two camping areas host ten sites. Open picnic areas offer fantastic views of the lake, valley, and mountains, and enclosed picnic shelters are available for rainy days or group gatherings. Hikers can climb from the base to the summit of the mountain on one of the many marked trails, and swimmers can hike or bike to nearby Lake Champlain for fishing, boating, sailing and of course, swimming.
Real estate in Charlotte is a highly desirable commodity. Homes for sale include lovely historic structures built in the 1800s and surrounded by orchards and sugar maples; spacious and elegant models built as recently as 2009; and perfect, almost rustic, camps and cabins that open onto Lake Champlain. Many homes for sale are built on acreage with access to tons of recreational activities, from hiking trails to beaches, a stone’s throw away. In addition to single-family homes and camps, Charlotte residents may choose from a number of newly-constructed and beautiful townhomes and condos currently for sale. The land is owned in common, allowing homeowners to use their weekends for personal pursuits while someone else takes care of maintenance and mowing. Charlotte is also home to two intentional communities. The Ten Stones Community, is an intentional community of 16 member families in single-family homes sharing 85 acres of land that includes a cooperatively run organic farm, woods, and a common house where, among other things, shared meals, movie nights, and community meetings are held. The Champlain Valley Cohousing Community sits on 125 acres of conserved land that will include 14 condo style units and 12 single-family homes when completed. The Champlain Valley Cohousing community, like the Ten Stones Community, will have a common house and organic farms and gardens.
